Dublin AI Proptech Startup MARC Raises $1 Million Pre-Seed Funding
Dublin-based MARC, an AI-focused proptech company, has secured $1 million in pre-seed funding from 23 angel investors. The startup aims to use artificial intelligence to streamline contract and expense management for real estate asset managers. The funding will support further product development and expansion in North America.
MARC, a Dublin-based company specializing in artificial intelligence for real estate asset management, has secured $1 million in pre-seed funding. The round, raised from 23 angel investors including notable backers such as Jack Pierse (Wayflyer), Tom Kennedy (Hostelworld), Susan Spence (SoftCo), Eoghan Quigley (Dublin Chamber of Commerce), and James McGann (Unmind), did not include venture capital participation. The cohort of investors also features institutional real estate professionals and US-based multifamily operators.
Managing large real estate portfolios typically involves handling thousands of vendor contracts for services, licences, and certifications. Critical information—such as renewal dates, escalation clauses, termination rights, and fee structures—is often dispersed across several digital environments, from shared drives to inboxes and legacy systems. This fragmentation slows budgeting, auditing, asset sales, and invoice reviews, and increases the risk of errors.
MARC was founded by Aaron Devitt, a 22-year-old entrepreneur who experienced firsthand the inefficiencies of fragmented contract and expense management in real estate. Devitt began building the platform after pausing his formal studies to focus on developing automated solutions for asset data management at scale.
The startup’s platform incorporates AI-powered 'contract agents,' which integrate directly with document repositories including email inboxes and SharePoint. These agents are algorithms designed to automatically identify, extract, and structure key contract terms from a wide array of documents. The result is a continuously updated, searchable database, enabling teams to access and query critical information instantly. Such automation, enabled by AI techniques like natural language processing, can significantly reduce the time required to process and review contract data.
MARC also offers automated invoice reviewing by comparing contract terms to monthly invoices. This allows real estate operators to quickly detect discrepancies and potential overbilling before they impact operating income.
Since its 2024 launch, MARC has expanded from clients among Irish property managers to serving institutional owners in the United States and Canada. The company plans to use the new funding to accelerate product development and boost its presence in the North American market.
